<itunes:summary>Bob Lanzner and Gina Spearman are this week’s guests on Atlanta Real Estate Forum Radio. Bob and Gina both share advice for homebuyers who are trying to navigating the current housing market.

Bob Lanzner is an associate broker with Coldwell Banker RMR. Coldwell Banker RMR covers all aspects of real estate: new construction, REOs, resales, short sales, leasing, residential and commercial. Bob mostly works in the residential size and specializes in foreclosures, short sales and resales.

One of the best deals for all homebuyers today is the historically low interest rates that buyers are able to get. Whilethese interest rates are low now, they will not last forever, which makes now a good time to buy a home. In addition, low interest rates don't just apply to foreclosure properties, but to all properties. However, the combination of low interest rates and low foreclosure prices is an added bonus to buyers. Some of Coldwell Banker's current foreclosure communities include Addison Glen in Lithonia, which has four and five bedroom homes priced from the low $200,000s. Another one is Ginger Lake Estates in Conyers with four bedroom and two-and-a-half bath from the $160,000s.

For more about today's market and great foreclosure opportunities, listen to the full podcast! And to learn more about Coldwell Banker RMR, visit their website.

Today's Deal of the Day is from Jim Chapman Communities. They are offering 50 percent off all upgrades at their design center for buyers at Brookhaven of Lanier Ridge in Cumming and Brookhaven of East Cobb in Kennesaw. Homes in both active adult communities are new construction with great finishes and in unbeatable locations!

For more information on how to take advantage of these savings, visit the Jim Chapman Communities website.

Our next guest is Gina Spearman who is a sales manager with Academy Mortgage. Academy Mortgage was recently named the number one independent lender in the country for the second year in a row. They were also named as one of the top three new construction lenders in Atlanta.

Academy Mortgage is a great company for homebuyers looking to purchase a home because they are not tied to a bank, and they solely focus on mortgages. Buyers should use mortgage companies such as Academy because they can make sure your home closes on time with no surprises and they provide proactive communication throughout the process. Gina encourages homebuyers of all credit histories and financial standings to at least complete the paperwork to be considered for a loan because even though it is a time consuming process, Academy is willing to work with you to get you in a home

For more tips on qualifying for a mortgage, listen to the full podcast. And for even more information, visit Academy Mortgage website. ______________________________________________________________________________________________________________________________

<itunes:summary>Stacy Patton and Alicia MacPhee are this week’s guest on Atlanta Real Estate Forum radio. Both talk about a variety of Atlanta properties available to buyers, and about different trends in today’s home buying market.

Stacy Patton is the Managing Director of Development with Minerva USA. Stacy Patton shares with our listeners more about the varying types of properties Minerva builds and manages as well as the increasing popularity of master planned communities.

Minerva USA is a private real estate development company whose properties range from master planned communities to in town projects such as town homes, office, retail, cottages and more. One of their newest communities is going to be a 60-acre townhome deal right on the Atlanta Belt Line with fabulous amenities and a great location. Minerva also manages Heron Bay, a master planned community with over 1,000 homes in Henry County. This community provides a total lifestyle for homebuyers, and one of the community’s builders, D.R. Horton, is offering incentives on their nine remaining homes.

For more about Minerva USA and all of the great home options they offer, listen to the full podcast! And to learn more about Minerva USA, visit the website.

Today's Deal of the Day is from Acadia Homes, who is offering a sales incentive for brokers or realtors. Acadia will give any broker or realtor a day at the spa if they bring in a customer who writes a contract in any of their communalities by the end of March. The spa day can be taken at either Chateau Elan or Spa Sydell and is valued $500.

For more information about how you can leap into this sales incentive, visit the Acadia website.

___________________________________________________________________________________________________________________________

Our next guest is Alicia MacPhee, a broker with Alicia MacPhee realty group. Alicia has been in the real estate industry for 26 years, and she has served the Atlanta market for over 20 years. Alicia has had plenty of experience selling foreclosure homes, so she shares her advice on buying one of these types of properties.

Her first piece of advice when dealing with a foreclosure is to make sure you are buying the right house for you in the right location and for the right price. She says that all potential homebuyers should use a realtor when dealing with this kind of property especially since Georgia is a “buyer beware” state. She also says that currently the most competitive prices are tending to be on these foreclosure type properties.

To learn more about foreclosure properties, and to hear about some of the great properties currently on the market, listen to today’s podcast! And for more information, visit Alicia MacPhee’s website.
