Broker Offers Tips for Potential Homebuyers on Ways to Maximize New Home Search

As more potential buyers visit model homes, it’s the little things that make a difference. A well-groomed model that’s generously accessorized is meant to help buyers see the potential of the floor plan and envision how their own families can bring their personalities into a new home. Builders and developers work closely with architects and interior designers from the concept stages of today’s new-home communities. “Buyers have so many choices today that it’s up to builders to differentiate themselves in the marketplace,” said Brandi Williams with Coldwell Banker American Land Mart, currently offering homes in East Atlanta. “Builders rely on the expertise of professional interior decorators to create a warm and welcoming ambience from the minute a homebuyer walks through the front door.”
Decorators use their expertise to incorporate the latest design trends, color palettes, fabrics and conveniences into model homes. “Decorated models are much more inviting and inspiring than empty homes,” Williams said. “Additionally, visitors to models can reap the benefits of experts in terms of furniture placement, color combinations, accessories and special touches that can make their homes their own.” Communities invest thousands of dollars to showcase new homes, setting the tone for the neighborhood and appealing to specific targeted buyers. “First impressions can be marred by the little things, such as rumpled beds or accessories that have been moved from their original placement,” Williams said. She offers a few simple guidelines to buyers as they tour model homes: Remove muddy or wet shoes and leave them in the foyer to preserve the beauty of the flooring, whether it’s carpet, area rugs or hardwoods. Feel free to browse inside closets or cabinets to get an idea of storage potential. Be sure to tour the entire house, even if there’s a feature or two that doesn’t appeal to you, because often builders will work with you to make minor adjustments on details such as cabinetry, countertops and even floor coverings. Please keep your children with you at all times. In fact, let them lead you through the house and gauge their reactions. “Designers often create outside-the-box décor in children’s bedrooms and media rooms where they have more flexibility,” she said. “It’s amazing what children will notice and comment about that a parent may overlook.” Think about bringing along a camera or notepad to capture features that appeal to you. When you’re looking at many homes in a given day, sometimes it’s hard to remember every detail.
“Approach touring a model home the way you would when you go to visit new friends in their homes,” Williams said. “Although the model belongs to the builder, it’s still intended to be viewed as a personal home. Be respectful of the work that’s been done and the investment that’s been made to create an inviting and appealing interior.” Coldwell Banker American Land Mart is the exclusive agent for a number of communities in Rockdale County, including The Preakness and Underwood Crossing.
